Some of you might have heard about the new development in East Brunswick by KHov. Its called Vintage Park. They are building 28 new homes.

We are interested in this community and we are first time buyers.
Can you help me with some questions.
Does anyone know about this area/location ? Do you know if any red herrings about the location ?
What do you think KHov as a developer in New Jersey ?
We have got initial VIP appointments. Do you think the prices will up after they sell say half of the homes for development of size 28. We are wondering whether to drop the check in first visit or wait.

Also do you know how do they charge for upgrades like :
Morning room
Kitchen upgrades
Basement finish

What are your opinions about buying finished basement vs unfinished basement ?

They are not co-broking. So we can't take our broker. Is it by any chance a disadvantage or doesn't matter.

The premium they charge for new construction is out of this world. They must feel confident with the no cobrokering and the VIP appointment deposit/purchasing instructions. I was on the list so am getting the updates.

$800K for 3k sq ft. You can buy a similar size resale for 500k, drop 100k into it to update, and still be 200k ahead of the game. smh.

The location looks good! Far from the Turnpike

Hovanian is fine.

I wouldn't pay for a finished basement right away. See how you use the space first

The only upgrade that would be a must for me would be hardwood everywhere. That is something that is a pain in the neck to do later

it is not worth buying- high base price, addl premium, on top of that high tax rate (also think about increasing interest rate)

Seems like Vintage Park is already sold 10 lots out of 28. And increased 10K for their lowest model.

That's right by where I live and work. It's a quiet area during off hours. Depending on where you need to go for work, the commute will be rough for Rt 18, Parkway, Turnpike.

the 10 lots that are marked sold doesn't mean the deal is finalized; the people who put in initial deposit usually have 7 days to back out, it is all marketing tactics to create false demand and increase the price.

I'm sure some of them will walk out and you will have plenty of options to choose from if you are still interested.
