Hello, can anyone tell me my rights in this situation? Closing was set for 6/29/18 and the day before my attorney canceled it. He stated that the seller had no CO for the house and the inspection was scheduled for same day of the closing 6/29. I find out friday that the township did not approve the CO because as i was told, the seller needed to repaint the garage door. I have a feeling the seller isn't going to paint it and won't get the CO. Which of course will delay this entire home purchase again.. Can i give him a deadline as to when i expect to close?? and if not met, can i kill this deal?? I already told my landlord that i was leaving by a curtain date..I gave a deposit i don't want to loose.

It's pretty common for at least one coat of paint on all surfaces or for all surfaces with peeling paint to be repainted. It doesn't have to be a nice color, it doesn't have to be nicely done, but because of a lot of lead paint used in older homes peeling paint is a thing that inspectors frown upon.
Technically all you need are smoke and carbon monoxide detectors for a CO. But every town has their own criteria that they require: handrails, closed permits, railing, fire extinguishers. I haven’t heard paint before for a CO. I have heard that for FHA loans as they have different criteria. I would call the building department and confirm their criteria.

I sold my home last summer, the town sent 3 inspectors, no one asked about any electrical permits, or the remodeled bathroom permit, or HWH permit etc. The 3 guys each checked one of my Smoke/Co detectors and ensured I had a fire extinguisher under the sink. That was it. Biggest money grab on the planet.
