Has anyone gotten a new roof lately? If so, how much did you pay in total and roughly how many square feet is your roof (or house as an approximation)? Did you get any ice/water shield product?

I have a Cape Code style house with two 8-foot wide dormers and I need a new roof. Before I get any estimates, I'd like to know what you guys have paid.

Do you have any dormers? Did you get any ice/water protection membrane (it looks like this https://m.media-amazon.com/images/I/...AC_SL1000_.jpg )

No dormers, it’s a split-level house. I don’t think I got that (and if I did, I wasn’t told).

I think I paid $14,000 a few years ago, 2000 sq ft split level with three skylights. Yes, I got the snow and ice barrier.

According to my insurance co. "the current going rate is $400 per square".
A "square" = 100 sq. ft.

$4/square foot for a new roof or a repair? I just asked my neighbor and she said her roof cost $10,000 and she has no dormers. Our houses are about the same size.

I should've clarified -- that price is for installing a new layer of 30-year shingles on a roof needing no repairs.

Yeah, that's going to be much cheaper than a replacement -- removing 1-3 layers of shingles and old underlayment, repairing the wood, replacing all the underlayment and flashing, then a new layer of shingles. (Also I got architectural shingles which adds to the cost)

Snow&ice is underlayment, so if OP wants that, it's a full replacement.
