I'm considering job opportunities in NYC, specifically in the Tribeca neighborhood of Lower Manhattan. My family which has 2 school age kids and one baby. We need a place to call home preferably outside the city. Our priorities are:
1. Good schools
2. Reasonable daily commute to work/ home
3. Suburbs look/ feel with access to shopping, parks and entertainment
4. Job opportunities for my wife who is a teacher
5. Good daycare options
Ideally, house price of $800- $900.

We are considering NJ and CT due to their proximity to the City, but suburbia feel. But honestly we are really looking for help and guidance as there's so much to consider.

We appreciate all your help, guidance and advice.

You might want to specify what you consider a reasonable daily commute. I know people who travel a much as two hours each way and consider that reasonable but I consider those people insane.

I wouldn't even bother looking in CT. The closest town to NYC is Greenwich and that's going to be at least a 45-minute train ride on a good day. It's also incredibly expensive in that part of CT. NJ will give you a lot more options.

I think we need more info from you, it would help if you filed out and answered the questions in the sticky, //www.city-data.com/forum/new-j...residents.html. It would also be helpful if you read the following thread, //www.city-data.com/forum/new-j...ew-sticky.html. To be honest, lookng four housing for 900 a mo is a pipe dream at best. For a rental your looking at 1500 a mo for a one bedroom apt. in north jersey, with 2000 mo being min, for areas that are more desirable. A house suitable for a family of three is more like 2500/mo minimum.

good luck!

Sorry, I wasn’t saying $900/ month. I was saying a house in the $900K range.
A reasonable commute in my opinion is about an hour. I drive that in Dallas and only cover 15- 20 Miles.

Other info:
1. 3 children, 2 are school age
2. Prefer suburb setting with a yard, local shopping, parks, etc.
3. Would love a location with running trails
4. Daily commute around an hour each way, but I understand that’s very subjective given weather, etc.
5. My background: I lived in CT for 17 years, moved to TX for a bit and now considering moving back to the NE, but this time working in lower Manhattan (Financial district).

With NJ property taxes are nothing you have ever remotely experienced in Texas. If you’re adamant about spending $800k on a house be prepared to pay $20k annually.

Last edited by johnnysalami; 12-18-2018 at 07:29 PM.. Reason: I meant closer to $20k but still that’s pretty bad

The post you replied to was edited to say $20,000 for a house valued at $800,000, which is a lot closer to reality.

Property taxes in TX are not a lot less than in NJ, since TX doesn't have an income tax. In fact, I don't understand why upper-income TX residents weren't outraged by the SALT tax changes since it affects them almost as much as NY/CT/NJ/CA residents.

I would look at the towns on the Bergen County Rail line from Glen Rock and north of it, or the Pascack Valley line Oradell and north of it in NJ. All good towns that will have what your looking for. Go to NJtransit.com maps-rail system.

If your open to a bus commute consider Tenafly. Ridgewood offers both bus and train. Maplewood has smaller properties but offers a better train ride. Millburn is another option. Both are in Essex county and will have higher taxes.
Understand that the commute is variable depending on how early you leave for the city.
