Wow, I'm surprised to hear that Upper Vailsburg is a rough area.

I've been there once and the parts I've seen look like a slight-less-nicer extension of South Orange with cutesy older homes.

I guess looks can be deceiving.

You probably where in the Ivy Hills area... it technically is part of Upper Valisburg, but it functions as a separate neighborhood thanks to its neighborhood association... plus, most of the neighborhood attracts students from seton hall so it feels more like south orange then the rest of the west ward.

I live a few blocks away in South Orange and I always thought Ivy Hill and Upper Vailsburg were pretty interchangeable meaning the area west of Sanford. I have a friend that lived in Tuxedo Park one street into South Orange and I'd often drive through Newark to get to or from his place when South Orange Ave was extra crazy and never saw anything indicative of a bad area.

I've often gone one bike rides from my house through Ivy Hill since it's an easy ride and it's pretty quiet over there. The homes are largely similar stock to what you see in the nearby areas of Maplewood and South Orange.

Yeah that part of Ivy Hill is not too bad. When you start to get closer to Sanford Avenue is when it starts to get sketchy. My buddy grew up on Reynolds Pl right behind Seton Hall right on a dead end that leads to Ivy Hill Park. His block and the 3/4 blocks around him were nice and calm.

Looking at the street it does look fine to me. In all honesty in a broad sense people get a little too worked up over how dangerous Newark is. It's definitely a town that has a crime problem, but it's not one of the most dangerous cities in the nation. If you randomly pick big cities from other states - Seattle, Phoenix, Miami, Detroit, Chicago, Dallas - they all have higher crime rates.

A lot of the crime in Newark centers around gangs/drugs and you're going to see that most in areas with projects and abandoned buildings. If you see a street with original pre-war houses then you're probably in a good area. Boarded up buildings, you're in a likely bad area. You're not going to be far from crime, but if you see a block where people have well maintained homes, they're probably not living in fear.

I totally agree with this statement. Newark, like most cities, has it's good and it's bad areas. The entire city is not a warzone. You can most definitely tell if an area is one of the bad parts of town just by seeing the conditions of the buildings around it. However, don't necessarily equate poor looking houses with a high crime area. Newark's Broadway neighborhood is one of the North Ward's poorest neighborhoods, but its crime rate is considerably low for that area. Just take a trip around the neighborhood you want to invest in before making a decision. Newark is a very complicated place, and many outsiders do not understand this.

Also, Newark's reputation from native Jersey people is considerably lower than most out of staters. The further away you get from the state of New Jersey the less Newark's reputation seems to be about crime and more of a poor town that is getting better. We do the same in this state, most people who live near Nashville, New Orleans, Miami, Chicago, St. Louis tend to have a negative view on their cities compared to how we would view their towns. Locals love to hate their big cities, while non-local tend to have a more positive view of the cities.

That is a BEAUTIFUL house too! Such quality craftsmanship and character. It’s a steal price-wise too. I would just update the kitchen. Unfortunately, I wouldn’t buy it because of the location. The first floor windows must have metal bars for a reason....
