I just purchased a property that I will be developing with a 3500-4000 sq foot home.

I have worked with an architect in the past for simpler 2-3 family properties. He does not provide much design feedback but is cheap...~7k for a project.

I just got another quote from a fairly high end firm that provides a lot of design feedback and suggestions. They were very impressive but can with a $25,000 price tag which I can’t justify in spending.

Debating whether I’m better off going low cost and hiring a designer by the hour to assist with the exterior and floor plans.

Does anyone know a reasonable architect that does a good job designing the house and provides good recommendations or a designer that would work jointly with the architect?

If you're planning on building a truly unique and impressive home and have lots to spend, then hire an architect. Architects' fees are usually 10- 15% of the cost to build the house. Why not check the home design booklets? Many builders have architectural draftsmen on staff or available who can modify any plans you might want to add to or change.


I recommend finding a contractor first before looking for an architect.
