That is so true.. Oddly though for us.. we didn't get an offer from people who saw our condo when it was all clean and tidy. We got an offer from a couple who visited our place when we were at my mother's in MD so we didn't get a chance to tidy up before they came.

Our realtor though encouraged us to keep looking even if we haven't sold our home just to get a feel of what we really wanted and how much house we could get for our money in a particular location. So when the time comes when we're ready it will be easier to make a decision on which house to buy. Have fun! Goodluck!

This was what I was trying to get at with my long post.
I looked and looked and couldn't find what we needed.
Since we were not tied to this area, we could move any place in NJ we wanted, so I covered a lot of counties.

I sold and bought a house at the same time...most important thing is to have 1 lawyer handle both transactions(your buy and sell)
