My husband and I are considering buying a condo near the Bay Street station, within walking distance. We see a lot of pros -- can easily walk to the train (so we don't need a second car), there's a parking space included, we can easily walk to restaurants and shops, we'd have plenty of space for our current situation, there are lots of amenities close by (grocery stores, airport, medical care), etc. Obviously we really like the downtown Montclair (not much to dislike!) and our commutes to midtown Manhattan would be manageable.
However, we'd love to hear from people who are more familiar -- are other things we need to consider about this particular location? We realize it's the "less desirable" end of town, but it's not unsafe feeling and it seems the desirable areas continue to move that way, so that doesn't bother us. We realize, though, we may not be considering everything, as we aren't locals.
I think the biggest con is that it is in the less desirable end of town. It's not the pits of hell, or close to it, though so you'll be fine. This is coming from someone who was raised in East Orange, and currently lives in Elizabeth, and spend some time hanging out in Montclair every now and then.
That area is fine. You are near restaurants, bars, the Welmont, the train. Even if its the more less desirable part of Montclair, its still a great location.
I live in the Montclair Mews development right off of Pine St. Honestly the worse part about the area are people projecting their worse fears onto the people who live and congregate in there. There are definitely problems that you need to look out for, but if you exercise common sense and you'll be fine. I personally love the location and cannot be happier moving to the area. Neighbors are fantastic and I'm so close to everything. If you're comfortable with the cost of doing business (i.e. property taxes, construction going on, dodging commuters in the morning), then it's definitely a good area to look into.
