There is a property that I'm interested in that appears to be priced very competitively. I noticed that it is located about a half block from a river. From what I have been able to determine based on Google Earth, the property sits about 50 feet in elevation higher than the river. What is the general criteria where a flood zone and flood insurance would apply? The listing makes no mention of this. I may contact the realtor but I don't want to get bombarded with calls from realtors at this point.

You can find out on the FEMA website whether the property is in a flood zone and which level a flood zone it is in. It’s not really that bad if you really love the house. We are on a lake and our flood insurance is about $800 a year. Now being on the ocean is a whole different animal. But a mile from the river may not be bad. You can also call your insurance agent, and she may be able to find out for you whether it’s in a flood zone and how much it would be to insure.
