I am looking to buy a house down the shore but I really need some town suggestions. I am looking for an upscale NJ beach town. My plan is to one day move there full time when I semi-retire, but I still need to be close to shopping, great restaurants, and also within close proximity to the parkway as I have friends, family, and businesses up north. I really love the ocean especially seeing the sunrise on the beach and the sunset views on the bay side. I enjoy being near the water so would love a house with water views. I need an area that is secluded, affluent, and sophisticated where wealthy/classy people go to retire (No Seaside, No Belmar, No Wildwood type of areas). I don't want a town where crazy/wild kids go to party and drink. Also, a town with little to none annual renters. There is just something about being near the water that just makes me so happy, it is always so peaceful and calming however I need a nice, quiet, safe area that's far enough away from the summer crowds but also close enough to everything that I'm looking for. Can anyone please recommend a few nice upscale beach towns or neighborhoods that you suggest I look into? Thank you in advance

I think that Mantoloking is exactly what you are seeking.

Mantoloking is the first that came to my mind, but Spring Lake and Sea Girt are also good suggestions.

And you really don't have to keep "proximity to the Garden State Parkway" as a criterion, since the Parkway runs parallel to the shore just a few miles inland once you've crossed the Driscoll Bridge. EVERY shore town has close proximity to the GSP.

if you want to go farther south, check out Longport.

There is also Elberon, an upscale neighborhood of Long Branch. It has no "bay side", though.
