I wonder what is he going to invest in. As far as I am concerned. AC needs diversify from gambling and become a hub NJ city. It should be a hub to all the shoretowns connected by rail. Extend the coast line to AC to get direct trains to north jersey and bypass philly. Connect the AC airport with a train to the plane.
Also, AC needs to concentrate on the food more. I need to go to white house subs. Wonder if its better than tony's bolony's.

NJ is a corrupt state that mismanages everything it touches. That’s why AC is in its current state. Which is sad because it has tons of potential!
I agree, AC needs to diversify and get away from just gambling, like Vegas did. Here are some ideas:
1.) TONS of indoor attractions that can be used year-round. I always say building the American Dream Mall and indoor amusement parks would’ve been so much better in AC vs Bergen County.
2.) Build world-class venues that can house shows like Cirque du Soleil or residencies for 90s/00s divas like Celine, Mariah and J.Lo.
3.) Entice world-renowned chefs and culinary experts to open new restaurants or branches of already famous joints in AC.
4.) Invest in transportation and infrastructure. Build up the AC airport and create direct rail access to Philly and NYC.
5.) Invest heavily in the beach/boardwalk and make it amazing. Plant palm trees every year if necessary. Build ocean-front resorts.
6.) Entice other businesses to move to the area for further diversification. Huge example was the Amazon bid. Land in the AC area is cheap. It would’ve been perfect.
I love pie in the sky! Fact is AC is a slum and getting worse. You really don't expect anything to change, do you?
Because the state doesn’t give a rat’s behind and has let it decay. AC has the potential to be a major destination spot, especially with all money this state drains from us. I suppose who would line the politician’s pockets then?

A hub needs something to make it special. They need to make it the LV of the east on the beach. If you to make the space dedicated to gambling smaller so people put more emphasis on other forms of entertainment sure.
Part of me thinks that if Asbury Park can turn around, then so can AC. But, Asbury is a lot closer to NYC which certainly helps. Also, the towns around Asbury were/are all fairly pricey, so it was natural to have investments start flowing in. The towns around AC (Ventnor, Brigantine, etc), while nice enough, are less expensive than the towns up north, so there hasn't been the need to "settle" for AC when there are affordable properties in the other adjacent towns.
All of that said, I agree that AC should de-emphasize gambling and become a more diverse entertainment destination. But it will likely never compete with Vegas, that ship has sailed. Yes, it has the beach, but the pool scene in Vegas more than makes up for that advantage. Here are some things that could help:
1. Invest in the downtown and boardwalk. Just spruce it up - it's too dumpy for many to want to go there. Much like Asbury, if a few "cool" restaurants get seeded it could ignite the area. Provide financial incentives for the right businesses. The beach itself isn't nice enough to draw the dollars from surrounding towns, but a few cool cocktail bars or restaurants could. WD-50 (RIP) famously did this for the LES.
2. Control the crime, at least in central areas. This, of course, has been rooted in the hollowing out of the casino industry, leaving whole communities with no viable employment options and becoming a negative "feedback loop". This is complicated as the solutions will take take time to show results. Stable employment and education will help.
3. Parking. It should be free. Now, I have no idea if it is or isn't - as I said, it's not high on my priority list of places to go. But if it's not free, it needs to be. Every possible barrier to get people to go needs to be broken.
4. Entertainment. I feel like they actually try here - I see billboards up here advertising shows down at the Borgata, etc. But yeah, they should cater to diverse tastes. I don't have any suggestions mind you, but hey it worked for Vegas (although I've heard the casinos are backing off of the resident celebrity DJ stuff as it's quite literally bankrupting them.)
5. Weed. Yep. Just do it Phil, what can it hurt. Make AC your test kitchen (and while we're at it, have a "high" concept restaurant that incorporates it into dining. Nothing will draw the yuppie hipster dollars in like lamb lollipops garnished with weed foam).
I'd add transportation infrastructure, but honestly it has decent connections already, and will improve organically once the demand is there. Right now it's not, which means forcing it would be a boondoggle.

LOL, seems to happen to everything that donald trump touches,it turns to crap!
I will be interested to see how this progresses. NJ seems to be getting a lot of celebrity attention lately, between Newark and AC. I would love for AC to become a top destination. I'm not a huge gambler but love Las Vegas and I have been to Las Vegas more times than I have been to AC which is sad.
One negative it can't get away from is the seasonality of the location. It needs to add more indoor non-casino attractions to help make it a year-round destination.
