I tried FOREVER looking for something AFFORDABLE in NJ - specifically Holmdel / Colts Neck. Prices for homes in the 700k range are rare, and the homes that fall into that range are in need of repair / really old / undesirable. And, adding to that, are the INSANELY HIGH property taxes.

I live in CA now. Family wants to move back to NJ, except for me. Because it is UNAFFORDABLE. The property taxes are insanely high. Every 6 months, 12k.

Here in CA property taxes are less than half of that amount annually.

What happened to the inventory? I read that NYC folk were suddenly fleeing from their prisons out to suburbia, driving the prices up and inventory down - was that the case for Holmdel / CN?

Property taxes in CA are frozen at time of purchase hence seem low artificially

But given your net income should improve by a minimum of 4-5% after moving to NJ from CA... I think you can afford the higher property taxes here.

Yes inventory issues are happening everywhere because Nov/Dec/Jan had alot of sales. Keep looking though.

I've had a couple of friends sell their homes in holmdel in the last 6 month and they had multiple offers on the first day.

12K isn't all that high for NJ. Kind of average.

looks like he said 12k every 6 months so that would probably be a house around 1.4 million or so.

Why Holmdel and Colt's Neck? Have you looked into areas of Mercer County like Hopewell Township/Pennington or the Amwell areas Of Hunterdon County?

We used to live in Holmdel, in-laws moved 6 mths ago to Holmdel. MIL moved to Monroe retirement. So we'd prefer Holmdel again. I posted an earlier question months ago about comparison between Holmdel/CN - and we had selected Holmdel. So that's our objective.

We may have to choose elsewhere, but I'm not thinking about that right now - that's way down the road.

I'm hoping for more inventory very soon - but if the property taxes are over 17k, i'm out. maybe i could declare my property a "farm" as did Springstein / Jovi years ago.

given your rise in net income by moving to NJ from CA... I dont think property taxes should be a deal breaker

but just my opinion lol
