I'm moving to a NYC suburb next summer with a child who will be going into 2nd grade. We recently visited Tenafly, Millburn, and some towns in Westchester (namely, Bronxville, Rye, Pelham).

All of these places have great schools, so I think we'll make a decision based on availability of housing and cost of living. We plan on renting for 1-2 years and then purchasing a 3 bedroom (hopefully SFH, but open to townhouses/condos/coops) under 1 mil.

Could someone offer some insight into the CoL of Tenafly vs. Millburn and if possible, also compare it against the Westchester towns I've mentioned?

Also, in terms of looking for rentals, would 1-2 months prior to moving be too late?

The big difference is that tenafly does not have train access but has a faster drive in to the city. The other towns have better public transportation options.

Yes there is the commute and Millburn is known for their school system. Yet there are other Towns just as nice .Westfield ,New Providence ,Summit ,Maplewood, Montclair . Just a few I wouldn't limit myself to just those two . As for moving in , IMO(just me) I 'm thinking six months to three at the least.

Another difference is the land. You can find a house on an acre in tenafly, not so much in the other towns.
That means more swimming pools and tennis courts.

I forgot to mention that commute time isn't really relevant to me because I'm going to be working WFH permanently. I do have a physical office right next to Penn, but it's unlikely I'll visit the office (maybe once a month max at most).

Is Tenafly COL's similar to Millburn?

I'm open to Maplewood as well. I'm not as familiar with the other ones you mentioned. In terms of Tenafly vs. Millburn, is Millburn considered a bit more expensive?

I see, but are you saying that you get more value for the same amount of money in tenafly than millburn?

Maybe taxes are a little higher in millburn.
Other than that, prices are the same for food, clothing, gas, babysitters, landscapers, car costs, restaurants….

If you are spending a million dollars then you are spending a million dollars. Doesn’t matter where it is your mortgage payment will be the same. Taxes are maybe a little higher in millburn. Other house costs - like utilities and pool maintenance - depends on the particular house.
