Believe it or not Millburn is going through a rough time. Mainstreet is still half empty from the flooding and who ever redesigned the downtown traffic flow has just about killed the town business. Downtown is rough but the end near Springfield(24) is going through a resurgence.

Bound Brook

5, yes five, apartment buildings under construction simultaneously right now.

Train station

Cute, walkable town with great Victorian houses and a nice strip of restaurants.


I live near Bound Brook and think the place is coming up for sure.

Yeah - it's not pretty down there, but the multi million dollar houses in town all still sell in 2 seconds w/ all cash. Downtown may not be fantastic, but nothing will take the 2 train stations and the schools away. Not to mention there are certain people looking for homes that still only want to live in Short Hills/Millburn and nowhere else.

I think issue with downtown is more with the flooding than the traffic design as the town is still packed every day after school with all the students and the good restaurants still draw people (Millburnites also kept restaurants alive with takeout through COVID).

Those storefronts right by the Rahway River should just be knocked down for parking lots or green space - there is really just no reason for businesses to take the risk and go back there given the more frequent overflow issues.

Yes - the upper Millburn Ave commercial area will be helped by the new rentals going in on the Springfield side of the street, finally. But it is still a bit separated from everything... and borders nasty morris ave so it will always be limited.

Very interesting. Visited Bound Brook a few months ago to do some fossil hunting, and what a nice town.

Haha Newark, aesthetically its improved from 10-20 years ago. As discussed in another thread about Newark, unfortunately its all bought out by investors who do the bare minimum fixing rent it out until its delapidated again and the cycle continues. Theres not alot of pride in ownership for the residents in Newark and it will never be great until things change.

That big stripclub in South Amboy everyone passes on the highway had some issues recently with a bust in prostitution and the owners were arrested. Not sure what the future holds for the stripclub, but if it goes, certainly will improve the opinion of the area.
