I wouldn't worry much about another Hurricane Sandy. It was kind of freak storm, there's usually a hurricane most weeks during season out in the Atlantic we never hear about, that storm just made an odd left turn and had a direct hit on part of the Jersey Shore.

If you look at history, for perspective there have been worse hurricanes that have hit inland inside New England and New York with much more death and destruction.

The Jersey Shore coastline is full of homes built 100-200 years ago, and are still standing.

if you're going down to South Jersey to retire why not move to Delaware, it's a lot cheaper. No sales tax, really low property taxes.

A high number of retirement communities in Delaware are Land Leases.

In a Land Lease, the developer/property owner will always be the equivalent of a HOA for the outside of the property. Not sure he wants that.

Anni,

Enjoy the process of checking out the areas you are interested in moving to. We visited the areas we were interested in on weekends ie we were still working. But when we decided on the place we were really interested in we went for a long weekend to see how it was during the weekday. How busy was it during the day when others are at work. The wonderful thing about retirement no work! We found between 9am and 3pm very little traffic and easy to get around. Covid changed that a bit but still as things get back to normal we see the same pattern. So no more shopping on weekends and after 4 pm hence no more crowded much easier to shop ie grocery, clothing, etc. What to go to the beach or lake no problem leave after 9am. It took a bit to change your thinking but eventually you do. Nothing like wondering what day it is and looking at your smart phone to figure it out.
