we recently signed a contract at Monroe Manor for a Covington model with 4BR. Its a Hallmark Home. We are yet to go through the attorney review and have about 2 weeks. We found the sales office very friendly so far. They have been quite flexible terms of price and incentives so far.
Does any one have any advice or comments on this community/builder. This is our first home and its quite nerve wrecking going through the process. Any advice is well appreciated. Also we are considering an extra course of block in the basement. Does any one have an idea how important it is?

Sorry- I can't comment on your specific builder/development/model, but Monroe is quite a popular destination. Schools are promising and the location is convenient to travel, shopping etc.
Regarding the extra course of block, I assume you are considering adding an extra 8" to the height of your basement?
Additional headroom height in a basement is comfortable and will be beneficial if you decide to finish your basement.
If nothing else, it could be a good selling point in the future!

jerseyj, are you talking about the Monroe by Jamesburg? My dog groomer is in Monroe and I can't figure out how Monroe is a popular destination; it's in the middle of basically no where. Also, what shopping area(s) are you talking about? I don't know for sure, but isn't there another Monroe in North Jersey?

There are a couple of Monroes in NJ but I believe the OP is referring to the one in Middlesex Co. near Jamesburg. It does feel like the middle of nowhere (which might be why it has become popular) but it is actually only 20-30 minutes from East Windsor, Hamilton, West Windsor and Freehold, lots of shopping!

I recently built a house there and have the extra course of block. Definetely worth the cost in the long run. I have a 4BR Covington model also (Makes it a Manchester without the cost).
Couple of items to know:
- Granite upgrades are way too expensive. Cheaper to do it with your own sub-contractor than to upgrade.
- Don't let the AV/Alarm guy con you into anything. Alarm items were cheaper later or even free if you push so they can get your service.
- Keep an eye on the progress. They forgot a window in our bedroom and put the wrong roof color on.
- If you get a fireplace, it doesn't put out much heat. Basically, aesthetically pleasing only.
- Do all of the electrical wiring upgrades now. Prices were reasonable.
Do you mind me asking what lot #? You may soon be a neighbor!

I own a home in Monroe Manor. I had a wonderful experience dealing with Hallmark Homes. I would do the extra course of block if you can. Good luck.

Gift card for making a refferal
Did anyone of you or your friends actually receive a Gift card from Hallmark homes for referring a friend .
We referred a friend who even moved in 4 months ago and still no gift card for us .

how much are these houses selling for? are they giving immediate possession or are they building as they sell?

The houses r prices for 600 K and up. I do not belive there r any quick delivery homes. The wait time is appx 10 months to one year for a house to be completed.

I am not sure about the Monroe Manor community . Sorry.
