Has anyone here had bad experience with Buyers Agents? Buyers Agents not looking out for best interest of the buyer, the buyer's agent "in bed" with the seller's agent and/or seller? Buyers Agents playin' both sides (or the other side)? Arrogrant, pompous buyer agents? Buyers agents trying to keep prices as elevated as possible? Let's hear some horror stories (they must be dime a dozen).

No reason to go to a buyer's agent when buying a house. Go directly to the listing sellers agent and forget the middleman. Do your research and make an offer. no such thing as buyer's agent representing your best interest. they are there to close the deal, same as the seller's agent.

Please forget my ignorance, but I have two question and hope someone can help me answer:

I contacted a real estate agent and she showed me at least eight Townhouses in Central NJ, including one house which she is the listing agent. Now I am really interested on one Townhouse that she showed me, but it is not listing with her. If I am to make an offer on that house, I should present the offer through her and not to the listing agent directly, correct? My rationale is that she took the time and effort to help me to see and walk through this house which I like.

My second question is: Does that make her my "buyer's agent" by showing me houses even though we have not signed any buyer's agent contract or agreement?

I believe in using a buyers agent. If they took the time to show you the house, make the offer with them. They deserve to get paid for the deal if they showed you the house.

It is true that agents are paid to put deals together. When doing business with any commission employee, you should always watch out for yourself. With that said, many agents are very ethical and do watch out for their clients. Remember, agent live and die by referrals, so they want to keep their buyers happy. Good luck with your house hunt!

That can be said in any profession. Of course they are there to make money but why would I as a buyer go look at 60 houses online and at open houses when I could just hire a buyers agent to do all the legwork for me via the MLS, and then show me the ones that match my criteria?

Not working with a buyers agent seems to just waste my time as a buyer! In all honesty, what are the odds I am going to fall in love with the first home I look at anyway? A buyers agent is there to help you find the perfect house.

Yes, the proper thing to do in this situation is to make the offer through the agent showing you the property. In turn she will present it to the listing agent and sellers and get back to you.

As for the buyers agent term, yes she is your buyers agent but not in legal terms. You can still use another agent and are not bound to her but most people use the person that has been showing them the homes.
