I'm no expert but don't think tontines in the true essence of the word are legal in the US....talk to an estate planning lawyer, that may be your best bet

Why not just transfer the property now or put you guys on the deed if it's paid for?

depends if you want or not the descendants of each person on deed to inherit or whether when 1 deeded person dies, thier share is consumed by the others bec. of the joint tenancy.

Here is the definition of Tontine. It doesn't appear to be the term your looking for.

tontine - Definition from the Merriam-Webster Online Dictionary

Etymology: French, from Lorenzo Tonti died 1695 Italian banker
Date: 1765
