Can you make a fixer-upper (4500 sq ft) livable that requires a gut job, plumber, electric, and a new roof for $100k or less in NJ?

If you do all the work yourself and use cheap materials, it might be achievable. But 4500 sq ft is a lot...especially to gut the whole thing. If you need to hire everything out, then I'd say no way. Maybe 150k?

Yeah, thats a lot of square footage to renovate. If you are talking new wiring, pipes, kitchen, bathrooms, walls, roof you are looking at a serious DIY task or letting a contractor handle it.

I would say that the $150k would be for basic finishes- if you want to go upscale, those costs could easily get into the $200-250k range.

Sure- just buy all the materials on craigslist and hire labor from the Home Depot parking lot- do you speak Spanish???

There's no way you're going to gut that house, re-do the plumbing and electric and re-roof it for $100k unless you do a really half-assed job- you could spend $100k in the kitchen if you wanted to.

If you just had to do cosmetic work like new roof, paint, flooring, carpet, tiling, sure. If you need foundation work, tearing down walls, etc., then it's really going to depend on how much work is required. If you can a lot of it yourself, you might be able to get structural work done less than $100K.

I agree with Tallguy. 4500 Square feet is a very large space and God forbid there is something major wrong with the electric, or plumbing, your buget can be blown out of the water. Think of a kitchen remodel; with granite, and new cabinets you are EASILY at $15,000 without labor. It adds up very quickly!!

With 4500sq ft, I'd say $15k for cabinets alone is getting away cheap.
