The houses in our community are similar. Today I searched my neighbors' taxes on htttp://freenjsearch.com/, found most of them are lower than me. How does the township calculate the tax?

Did your neighbors appeal their taxes at one point? I successfully appealed my property value for taxes and won. This resulted in a drop in my taxes.

And saying "the houses in our community are similar" is kind of vague. Are some 3 bedroom and some 4? Are some 1.5 bath and some 2.5? Basement vs. no basement?

Are the lot sizes the same? I pay 2K more than my neighbor who has a slightly larger house but a smaller lot. In Bergen county at least, lot size seems to be a critical variable.

unfortunately you can't appeal on the basis of "my neighbor pays less than I do". go to your county website, there should be a link for appealing your taxes, follow the procedure - you'll have to wait until next year though - the deadline is April. you'll need 3+ comparable homes that have sold within the last 6 (preferably 3) months.

It seems not fair if I can not appeal based on similar house in my neighborhood. right? how about no sales within last 6/3 months?
