Sorry, I will dissent here. We just sold our house this past February (although the market wasn't horrible as it is now, it wasn't great; especially in California where we were) but I digress:
Having a home tour-ready is stressful. We required a pre-approval letter OR a verbal from the buyer's rep that it was 100% cash. We did this months after letting any Tom, Dick or Harry come in, waste our time and had items stolen (yes...it's true) from our home.
Once we said....ok, serious buyers only, we got an offer: just like that! Was it the offer we wanted, heck no but we worked with them and made it happen.
Good luck: selling a home in this market is hell. I'd rather have all my teeth pulled out (I'm serious)

Shanny

I agree that it's perfectly OK to ask ahead of time -- my wife and I have had our lake house on the market, and have had to juggle 2 careers, school, and an infant's schedule to ensure our house was always prepared for showings--it's a lot to handle in a short period of time. We have run into issues where potential buyers found out after they saw our house and wanted to make an offer that they couldn't get the financing for it. It ends up being a source of frustration not only for us, but for someone looking to buy as well.
