Re your question re who pays the real estate agent's fee - it can be paid by either the renter or the landlord but not both. Most of the time the landlord pays the fee in my area. There are many nice large homes for rent here in Central NJ by owners who have moved on to take advantage of the Buyer's market by buying their dream house at a rock bottom price but are reluctant to sell the original property at these prices.

There are plenty of great 3-bedroom rentals in central NJ. Typically the landlord pays the Realtor's commission. A good place to look for rentals is the nation's largest real estate site www.Realtor.com. Go there and look at the bottom of the page where it has the "rent" link. There you can search tons of rentals.

For reasonable rent, easy commute and close proximity to beaches and shopping, I recommend the following towns:

Old Bridge, South Amboy, Sayreville, Manalapan, Freehold and Marlboro.

Moderator cut: no solicitation allowed

You can also search classifieds - craigslist

and maybe try Advertise Rental Property | Apartment Advertising - Apartments.com
