Absolutely. there's no substitute.

but the best ones seem to come with "crushing" property taxes
Not exactly. Some of the most expensive schools, per student head, are in the poorer performing districts due to the Abbott Schools fiasco. Tons of money spent with little to no accounting for it.

Remember the school bus drivers making $70k and better PLUS overtime pay to charge their cell phones (Union City, I believe)? That's just one example.

There have been so many over the years we're just used to it. It's like we just don't know any better.

Eric, as an ex Avenel Neighbor of yours and now a current neighbor of yours in Texas, just want to say a hello to you.

My first home in NJ was 560 sf. That's not a misprint. five hundred and sixty square ft and my property taxes were just under $5000 for it back in 1994. These were the days before we could research on the internet so I went to the Library researching cost of living. It didn't take long to smell a dead fish in NJ politics. Today I see people paying $15,000 a year for an average home in NJ. Whataya nuts? Anyplace else the same home would cost you $3000 and you would save 12 grand extra to buy a new car every year, or a boat, RV, or a cruise, or anything your little heart desires.

Just how much higher can taxes go? When I hear stories of older people having to leave the state they were born while also leaving their kids and grand kids just because they can no longer to afford to survive there, that is horrible.

I see nothing getting any better. Once you give the govt something it is impossibe to get it back. Extreme high taxes are there to stay.

Anywhere that I was looking for homes, the average price was around $5K/year - the highest I saw was in Aberdeen for about $9K. The average on the high side was $7K. The average on the low side was $4K. If we had bought the townhouse we were looking at in Manalapan, it would have been $4600.

<shrug> - that's why i'm asking desertsun where this house was. $5K for a 560 sq ft house in 1994, if it's in Mt. Olive, doesn't seem right.

Oh crap, I hadn't read that post thoroughly enough. Desertsun, your figure takes the cake.

My townhouse in Mt Arlington was about 1000 sq ft, taxes were 2400.

Pretty damn high. So high, I forgot them. I'd say probably another 160 a month, but not sure.
