Sorry if this has been posted already... The Tax Foundation - New Census Data: From 2005 to 2007, New York, New Jersey Counties Rank Highest in Property Tax on Homeowners; Louisiana Parishes Rank Lowest

I live in Passaic County and pay close to $9,000 for a townhouse and our schools are horrible. We're searching for a good school district but still not sure where to relocate.

Ouch! Plus maintenance fees! You could live in Mountain Lakes at that rate

. Best bang for your buck.....Long Valley (Washington twp. - Morris Co.)! Top school system.

Yep you got that right!!! My commute is just so convenient to NYC. But I'm sure paying for it. urgggg I'm getting depressed again!

Humm..that really limits your search for "cheap taxes..best schools". How about Randolph? Decent schools and neighboring Dover has a NJT direct line into Manhattan?

check out Wayne areas as well. New station with direct line as well. Pompton Plains, Pequannock, Wayne. Nice area and loaded with commuters. Just make sure you don't buy anything in a "flodd zone".

I'd also throw maybe Verona, Cedar Grove and Florham Park into the mix as well. The latter has SUPER low taxes because of Novartis.

that tells me they haven't been reassessed in awhile. You can't go by mil rate, you need to see it normalized since towns have their own reassessment schedule.

I actually just looked up a friend's house, and it's assessed at $48K.
