One more thing to check as well.... the shut off valve located on the hot water line coming off the top of the hwh... have you been playing with this? You mention draining the tank a few times. If you have well water, some grit may have jammed that up. Trying turning it on and off a few times...tap it slightly with a hammer.... also check the little screw (if it's that type of valve) on top of the valve near the handle - it may be loose.

DM me if you still need a plumber for the hot water tank. I know a great bunch of really honest guys and am personal friends with one of them.

Dear Dr. Wiley,
Tonight I gathered my flat head screwdriver, my hammer and the short garden hose. I approached the water heater and shot him a dirty look. It was between me & it. I would win.

I turned off the pilot light, shut off the top lever value which was connected to some metal updown pressure tank thing and I shut off the water line. I connected the hose & drained that baby for one hour. During which time, I intermittingly turned off & on the value lever and tapped the metal pipes with my hammer.
At which, my DH bellowed down to me, "What the hell are you doing down there?" Since there are rules of conduct on this forum I am unable to type my response to his question.
I instructed dum-dum DH to turn on the hot water faucet & tell me if it was "dry". After a while, the hose stopped trickling and the job was done.
I admit I was a little nervous re-lighting the pilot to the gas heater. But I followed the instructions on the side of the tank & it was pretty easy. I did not blow up the house. It only cost me two Coors lites. And I now the new plumber in the house. I'm keeping my fingers crossed that tomorrow morning when I step into that shower, I will be blasted with hot water & high pressure. Thanks for the instructions & the boost of confidance.
I can't say that I didn't think about sending you a DM and beg you for a cell phone call to walk me through this process. From what I know about you from this forum, you probably would help me too.
I kept telling myself- I can do this. However, I am keeping the phone numbers of the two plumbers handy- just in case.

I've got hot water and lots of it !!!! Today I took a very long hot shower with both shower head blasting !! Woo Hooooo

Dum Dum ahh...umm..er I mean DH is impressed with my skills.

In my opinion, City Data is liable for all expense incurred for the consultation and other misc. fees.

You my friend Dr. Wiley are priceless
