We are looking to put on a new roof this spring. Anyone have a metal roof?
I think it is a bit more expensive but our house is so small the difference probably would not be too bad.
Advantage=lasts a LONG time
Disadvantage=noise? And also sort of abnormal for Northern NJ. Would that detract from the value of the home? I think it may? Maybe better off with 30 year asphalt shingles?
The difference in cost isn't going to be "small"- it's likely to be double the price of shingles, or more if the roof is cut up. Metal roofing is extremely uncommon in residential work in NJ, and you're going to end up paying a premium to have a commercial contractor do the work.
I always agree with Bob Kovacs. We both walked the same paths in the world of construction and home building. Im not so sure he is right with metal costing so much more then asphalt. Maybe a little more. It is not very popular in NJ. You will find the vast majority of homes in Vermont, New Hampshire and Maine and most of upper NY state will have metal roofs. The reason for all the metal roofs is the snow rolls off quicker lessoning the snow loads. In addition you dont get ice dams with a metal roof. This is a huge advantage with metal..
Metal roofs are actually semi popular where I am out in the country down south. I never see them in the big city which is only an hour away. Many lake front homes here have metal roofs, sometimes in some funny colors. I guess Im saying funny colors because it is out of what society considers normal. We are still in the planning stages of designing our lake front home and Im really really leaning towards a metal roof. They come in attractive colors too. I kinda like dark blue or dark green. They last a lifetime.
advantage the snow slides off it!! My log cabin in the Adk's has a green metal dutch roof and the snow just slides right off! Its an advantage up there!
I guess if the snow slides off, that is why ice dams are not a problem? I was woken up the other night - water dripping on my head at like 2am after all of that snow started to melt (not enough insulation in the attic...) and the gutters completely iced up!!!
I sell metal roofs. There is an upcharge of $200 to order a small quantity. Roof shingles are definitely better looking with a minimum 30 year warranty and priced more reasonably than metal. Leave the metal for MacDonald's!
