Hi to all, I found this Forum to be very informative.

My Wife and I are very interested in a Property in the Edgewater Colony.
We saw it and we both love it.
We are both in our early 30's, we plan to have kids in the future.
I already know about the School system, that kids have to go to Leonia, and the taxes are very low.

Can you please tell me everything you know about the Colony?
I have a few questions too ?

1. What does the monthly $391 Maintenance Fee Include?

2. When you have your family or friends come over to visit, where do they usually park?? Because I know parking is very tight in there.

3. I heard the area is very Safe, but do you ever see out of towners go into the area, or have there been any break ins?? The reason I ask this, is because my wife and I travel a lot for business, and we would leave our house alone for days alone.

4. Water damage to your property, because of the Pipeline work, or the Hudson river tide too High??

5. Is it Child Friendly, do the neighbors like Kids??

6. Do I need Permission for everything I do to my house from the Colony? ( for example: if I want to install new windows, or a Surround system to my house. )

7. How is the wiring quality, for example like your Phone line, or Cable??

8. Damage to your car from animals or intruders? I know most of the houses don't have a garage.

Anything you may want to include please let me know?
