we found a home in the section near corner of Bay ave and Fischer Blvd in Toms River. they put a drain in the yard. anyone know if that area floods alot?

That is in a flood zone which will require flood insurance simply because it is so close to the lagoon. The water table in that area is very high because of the proximity to the lagoons so it would seem that the house you are looking at probably had some issues. The drain may take care of it during normal heavy rains.

Where Egret meets Bay Avenue (right behind the building that is going to be a diner) the road does flood in extremely heavy rains.

Is the home on a lagoon? If it is, are you familiar with living on a lagoon?

I'm very familiar with the area you are talking about. I'm even guessing it might be the house behind the Rite Aid. Just know that trash and debris that is in a lagoon usually collects at the end where it has no where else to go until the wind changes. Most people will tell you that living at the end of a lagoon is not the best.

One last thing. Homeowners insurance and flood insurance combined can cost you from $2400 per year or more. Call and get quotes...don't depend on what the current homeowner tells you because they may have had their policies for a while and new policies are much more expensive.

Yes, Bay Ave. can definitely flood, but if you're up by Fischer it's not going to be as if you're right on the bay or Goose Creek. The tides that far back in the lagoons aren't as bad - but it's the Jersey Shore and tidal flooding is one of those things.

Your biggest concern will be the $$$ spent in mandatory flood insurance - and homeowner's insurance in general. The worry of an actual flood damaging anything is far less.

We have a house on the Bay and our homeowner's dropped us because we were within 2,500 feet of costal tidelands. Our insurance agent told us they are more concerned with wind damage than anything else. My homeowners ins doubled but since we don't have a mortgage we are not required to have flood insurance. We have had the house for about eight years now and we have not had any damage done to our house from water damage. We do get water backing up from the storm drains once in a while that floods the roads. It has never been bad enough to not be able to drive thru.

thanks all - sorry it took so long to say thanks but I've been looking and looking. Finally bought into a retirement community (just turned 55) at Rennaisance. I like it so far.
