At the price point you mention, Ridgefield Park yields the most promise.
Since you're first time homebuyers, it won't hurt you to wait. The rumbling I hear from my various contacts is the first time homebuyer credit will definitely be extended, or revised to $15,000. Of course this is rumor, but with the r/e market estimated to drop 6% thru end of year, why rush?

Hi can someone tell me if little ferry is a good town to live in?
and how true is it that is a flood zone?

Little Ferry is an ok town. There are flood zones in Little Ferry. If you have a particular address in mind, PM me and I can look up the map for you.

Bergenfield is nothing great, and the property taxes are very high even by Bergen County standards.

I would stick to Fairlawn. Wait it out!
Bergenfield schools were not good when I was in school 20yrs. ago and they have gone steadily downhill every since. I would not recommend the other towns, either. Your price range rules out any nicer parts of Teaneck. How about Dumont? Not sure what the home prices are like there since I've moved out of the area, but I think it is still a nice town to live in. Am I wrong?

Is anywhere in Teaneck rundown & not safe? NOT SAFE?

Teaneck is a fine town. I would have no problem living in any part of Teaneck. Safe (see: white) or unsafe (see: black).

So, you are saying there IS an unsafe part of Teaneck and it is where the black people live?

I spent 20 yrs. in Bergenfield very close to the Teaneck border. There are definitely unsafe sections, black, white, hispanic, or whatever. To tell a prospective home buyer that there aren't would be very misleading.
You know nothing about me, my background, my views or even my ethnicity so don't come on here with some silly agenda and try to make something out of nothing. Crime ridden areas exist. That is a fact of life. I said nothing about race. You did...twice.
