South River and Helmetta are older, mostly blue-collar towns. Sayreville is a mix of older homes, some newer construction- some areas are so-so, some are crummy. What are you looking for in a home/neighborhood?

as far as neighborhood goes ...Safe...good K/elementary school...

for home...3+ bed, 2+ bath, 1 car garage, not more than 15-20 years old, basement

sayreville schools are terrible.
helmetta's is better comparatively even the homes are priced economical.

sayreville looks so terrible from the satellite images. as if theres lot of wet lands and swamps. but some parts of sayreville is good.

fortunately they are all in middlesex county where the tax is not outrageous for the most part, if thats a concern.

You're not likely to find much in that size/age range in South River or Helmetta- it's mostly older stock. Sayreville will offer you the best choice in what you're looking for. I can't comment directly on the schools, though I've never heard anything terribly good or bad about them- they're probably just typical, middle of the road suburban NJ schools.

You are 100% right about Sayreville school. They are average. However, tax is also average.

Again, always remember parental guidance is more important than schools.

From Parlin, you can get NJ Transit 131 bus on Ernston Road to NYC or you can take buses from Rt 9 Old Bridge Park and Ride. Lot of buses from Rt 9 Old Bridge Park and Ride. Or you can go to South Amboy or Metropark train station.

Lot of options, but it will take on average an hour to get to city. Wall Street 90 minute's commute.

Don't know about Sportswood options.

Sayreville is your best option for commuting to NYC, followed by South River, and then Helmetta. There are plenty of three bedroom, two bath homes. The garage and basement will definitely cost more. Helmetta is where the better deals are though. Also, Helmetta uses Spotswood schools so you probably won't find much information out there about Helmetta schools. All three schools are average. If you can afford East Brunswick, it borders all three and has the best schools. Or, you could look into Old Bridge. The section along 516 has a lot of capes and ranches for sale. Tell your agent to show you 1 Calvin Ct in Old Bridge. It's a 4 bedroom, 1.5 bath 2 story home with basement and one car garage for $309...great deal. Good luck first time buyer!
