Hi,
I am looking at communities in East Brunswick and came across some nice condos in Kingswood Station community, off Cranbury Road. Could you please share your opinions on this community? Have there been any complaints/concerns in this area?
I am working in Edison, NJ in a software company and wanted to know how the traffic patterns are / time-based patterns. My work timings are pretty flexible, doesn't require me to be present at 8 or 9 am.
Your information will be greatly appreciated!
Thanks

I live there now, I personally love it! It is a very quiet/safe area. The community is very known in East Brunswick and to realtors as their favorite. The community really keeps up with the maintance of the grounds and buildings. They have several ammentities - pool, clubhouse, tennis/basketball courts, etc. I know there are a few for sale in the complex, which type are you looking for?

Hi, I'm a local realtor and an EB resident myself. As cody09 said, it is well known and a favorite among realtors. These condos and townhomes are newer, are usually in great shape, and the community has many amenities as already mentioned. For commuting, you'd take Cranbury Rd to Ryders to Rt 1 North and you're at Plainfield Ave in Edison in 10-15 minutes. Kingswood station also has great re-sale potential so I think it's a good pick. Good luck and welcome to EB!

Hi,
We are considering a 2nd floor condo with loft in kingswood station. What is good price to buy? Kitchen needs update. Listed price is close to $270k. Can someone tell me the recently sold condo prices? I heard the condos were sold for $280-300k when the market was good. Is it true? Are the prices going to fall more?
Thanks in advance..

Nice pick! 250k would be excellent, and 260 is definitely a fair price. The last loft that sold was 11/25/08 for 265k. Two ground floor units sold in 2009 for 220k each.
Have your realtor provide you with comps and make sure the unit is still available as my system is showing it in attorney review. Good luck!

Been in Kingswood about a month so and love it so far.
Quiet, well kept, very nice neighbors.
HOA repsonsive to minor issues.
ZERO complaints!

Great community. I lived on Dorchester and then moved to the newer section down the street with the single family homes. Great community with lots of ammenities. I do not think you will be disappointed here. If you have any other questions, please don't hesitate.

We have a 2 year old active kid. Will that be an issue for us choosing the 2nd level?

I am glad someone asked about the area around Kingswood as I am also interested but first to rent in the area before I can buy. Anyone know any houses there for rent, and in what ranges? Or where can I get the information on houses for rent there?
