we are looking at homes in 3 different towns-- west new york, union city, and jersey city heights

we need opinions from people who LIVE here, not people who look at statistics..

a little background info..
we are a family of 3 who work in new york city.. son will be finishing school at his current school, so public schools are not a concern. we are korean american, but very tolerant of other backgrounds/lifestyles, we are not bothered by rude people and small petty crimes, but rather serious things like muggings, murders, etc.

would you please rank these towns in the areas of crime, noise, safety, and convience?

how much time would a commute to port authority take (as of now our commute takes about 45 min to about an hour)

please compare property tax rates to fort lee (if possible).. and which town would be the smartest investment

the west new york home is one block west of bergenline avenue (the favorite so far)

the union city home is two blocks west of kennedy boulevard

the jersey city heights home is one block west of central avenue and bleecker st.

please do not recommend bergen county.. we are trying to leave bergen county (too expensive)

added extra .. do you know any good health clubs/gyms, grocery stores, pharmacies, dry cleaners, and simple places like that near the 3 homes? thanks a lot!

I'd go w/ WNY first, UC second, and JC third.
Have you considered the "racetrack" section of North Bergen? I think that's the nicest part of the area you are looking at.

of the three, I'm most familiar with Jersey City.

I think all three would meet your requirements as far as safety is concerned. None of them terribly upscale, but none of them feel "scary".

Noise varies block by block. Some places in Union City have spanish music blaring the whole time. Some parts of Union City are nice and quiet.

in JC heights, you'd be right near the main shopping district. If you have a car, you'd also be a short drive from a decent Asian grocery (on 1/9).

I think Union City would give you the shortest commute, because you're right near the tunnel.

I would recommend looking at the bus schedules, and comparing that with the published bus schedule (not the actual commute time) for your existing commute. That should give you a good feel for whether and how much faster (or slower) the commute is. Try to find routes that don't require you to transfer, this really eats up commute time.

You should be able to get this information from maps.google.com.

Bayonne is nice too - and they have the light rail now that can bring you to the path station in JC.

I would recommend WNY first. I've lived there for years. Since you are koreans, it is also the city closest to Fort Lee if you need Korean products. It is also safer, I think , than Union City.

West new york is also closer to River Road too, Where there are gyms, shopping, supermarkets, etc.
