Hello, I am going to relocate to the north new jersey area and I am looking at a couple of areas in where living would be good.
I am interested in an area where the education is good(elementary, middle school, and high school), the area is close to manhattan, no violence or near violence, and close to transportation, etc.

*I am not going to give a budget because I honestly will do the home search myself, I would just like an opinion of what areas are good to live in for a family.

Just to ask, is the area of irvington, orange, or somewhere near newark a good place? I am looking for a multi family home if possible.
And to take away my curiousity, which one of the three areas, teaneck, tenafly and caldwell. Which one might be close to what I am looking at in above.

To meet all of your criteria? Try Fantasyland.

Your first three choices only meet the "close to Manhattan" and "close to transportation" requirements, and fail miserably on the others. Your next three could meet all of the requirements to varying degrees if you're willing/able to spend enough $$.

Are you the same person who keeps asking the same question every thread I make as well??? That is my problem in my asking and on the land and such, if you are not going to help me or give me assistance then please dont reply to my thread. I am sorry for getting annoyed but it seems that you always say something that isnt of any help in any of the threads I have made, so if you are not going to give me assistance then please dont say anything.

I honestly am not asking for much but a comparison of neighborhoods and areas. I would appreciate the help and assistance of people willing to be very honest and help out without being "smart" with me.

Without a budget, no one will really be able to help you. We could give you a list of 200-300k properties/town averages, when you're looking to spend upwards of 600-700k. We'd be wasting our time, which is why no one is helping. Even just a general budget (such as 500-800k) is a long stretch on help, but it IS something.

You can search the forum for info on those towns. Plenty of threads on how great Irvington is to look through and answer your question. Bob is the moderator, he is just maintaining the forum and trying to prevent multiple threads on the same subject.

Avoid Newark, Irvington, Orange, East Orange and all the neighborhoods in that pocket there. If you're going to live in Essex Country, try Montclair, Bloomfield, etc. The further north and west you go, the better

Excellent schools, very close to NYC, very nice towns:

Paramus, River Edge, Oradell, Tenafly, Alpine, Engelwood cliffs
