Me too..haha.

Which part did you think was funnier? Was it the errant apostrophe indicating possession in "doom and gloomer's" or was it falsely equating a fall in housing prices with the decline of western civilization?

I can't decide!

I can't wait for the summer rush to be over and the Aug - Feb numbers to show declines in house sales each month and JG183 argue it is seasonal. Can't wait..

As we've already pointed out, pending sales don't equate to completed sales. This is a fact that even your savior, Lawrence Yun has been quick to point out as he lobbies for looser restrictions on honest appraisals and that fact that those honest appraisals threaten to torpedo many of these pending sales.

If and when sales continue to increase to the point where they're at "typical" levels and inventory becomes "normal", naturally these would indicate a return to housing market stasis. They would also coincide with a levelling of prices.

Now what of your predictions/claims about the state of the housing market? I seem to remember you making a bold claim that to date you have refused to answer to.
