Mystic Islands and Tuckerton are fine. There can be some occasional tidal flooding, but aside from a hurricane or something like that, you should be fine. I never heard of the marshy areas bothering anyone or making water supplies unsafe. I believe many towns in the coastal area actually have water pumped in from central locations in different parts of the state anyway. In addition, biologically the "swamp areas" are actually very healthy environmentally-speaking, being home to a lot of species, rare birds, and acting as a major sustaining area for the bay estuaries. It's a wonderful area to live in, actually. The main commercial area is Rt. 72 which can be a hassle during the weekends in the summer but aside from that, is pretty much similar to any other major road in New Jersey. Mystic and Tuckerton have their own stores as well, so there isn't a pressing need to go up to Rt. 72 anyway. Toms River is actually really not involved with this, as it's more traditionally suburban and while the entire town fronts the bay, there are less marshy areas. It's mostly private beaches and docks.

Re: Toms River - Yes, there is a water problem there, but generally only for homes that use private, in-home wells instead of city water. The water is fine for showering, washing dishes, etc., but a lot of people get a water cooler for their home for drinking water.

A.C. Vibe - A.C. really doesn't spill over into most of the suburbs. There are a couple of seedy motels along Rt. 30, but the towns themselves are generally fine. South of the city, Ventnor has its issues as it borders A.C. and is home to a large illegal-alien contingent, but all of the other towns nearby are great. Certainly, towns like Margate, Somers Point, Longport, Linwood have absolutely zero spillover from Atlantic City and are essentially totally removed from that element except for the view of the skyline across the bay.

You mean CENTRAL to EASTERN Burlington County consists of the pine barrens. The western part of Burlington County is suburban. See a map of the pine barrens at:

Thats a good point. I am fortunate enough to run a small business from home,although I will prob have to drive up to NYC or Long Island for meetings and other stuff twice a week, and yes I like to drive

My wife on the other hand works for a school bus company in Queens 5 days a week, and obviously is not going to want to commute. She will be seeking a new job in southern NJ if we do indeed move down there.

Yes, there are some very nice towns in western Burlington County, but there are some to avoid too. Depends what you want. I like the feel of the area as you start to go east out 70 towards the shore, especially if job location isn't an issue, as it doesn't seem to be for this couple.

The western part feels very crowded, some parts are really urban in nature, the roads can be a nightmare, and again, there are some not-so-nice towns too.

Just when you thought the thread was finished..lol...
Its great knowing there are some really good schools and nice neighborhoods in the area. However I did forget to ask, one more important question: Are their good doctor offices and hospitals in the area, or would I find myself traveling to Philly? Im talking in general from delivering babies to heart procedures. I remember a real estate agent in Dover DE telling us once that the closest good hospitals were in Philly, which was an hour and a half..needless to say DE was not for us....Please let us know your opinions on suth Jersey hospitals and private medical practices as well...thanks again!

I've read the complaints about the lack of quality health care on the Delaware board.

You don't necessarily have to go to Philadelphia to receive good health care though, depending upon where you live, you may choose to travel for some services. For example, we've received excellent care at Virtua hospital in Voorhees but have been warned away from the facility in Berlin.

To date, I've chosen doctors, including specialists and surgeons, who practice in my area. Perhaps there are so many choices here because Camden County and NW Burlington County are the the Philadelphia sprawl zone.

I agree with luckyshoes. It depends on what your definition of "action" is. If it's corporations, hotels, and shopping malls, then yes, there's plenty of that in western Burl Co. If you like living among forests, lakes, farm areas, and the shore, then its eastern. There are decent housing areas on both sides of the County and some ratty areas too. An advantage of owning in eastern BC: lower property taxes (if I can even use the word "low" to describe taxes in NJ!)
