I know a guy that had owned a lot and had a custom 2200 SF home built about 12 yrs ago for $100 SQFT, with mid range finishes and no basement.

With low end finishes you can prob build same today for $125-150 SQFT, lower if you go modular. For higher end finishes you are probably looking at $200 SQFT +.

This is probably the only way I would buy new construction as the big box builders typically use crappy materials. I have read complaint over complaint online, even the AC and heating units tend to be undersized and run and run and run constantly, and insulation is typically the minimum standard requirement. Partical board....oh I am sorry...engineered wood....lol....construction, the list goes on and on......

I also got my hands on the builder warranty from one of these builders, and was shocked at what was considered "normal." "....cracks in the slab less than 1/4" wide are normal and won't be addressed,etc,etc...."

In case people check this thread out. Price per sq. ft. can range from $60 - 200. Depends on what is being specified. I am in Central NJ. I have built homes for people on their own lot turn key and I have acted as a Construction Manager (which is less costly for the client) for others. Contact me if you need guidance.
