I suspect buyers sometimes leave an instruction with a broker to contact them if a bid comes in so they can get involved. Developers? Brokers love to be friends with developers.

It happens. I have had people who were outbid, then the other deal died.

Nothing is a done deal until everyone gets up from the closing table.

Run away is right. By the time you get it all straightened out, you could be in a better place with less hassle. Chalk it up to experience, and move on to the next place.

Oh my goodness! You were very lucky to have found out when you did. I understand how frustrating it must have been for you after the long search and finally thinking you'd found 'The House'. I believe you only 2 options - walk away or have the sellers completely remediate the problem. Do they plan on concealing the truth from every potential buyer?

I believe they've probably made their decision and have either completed or abandoned the transaction.

Check the date of the OP.
