Hello,
Am looking at new constructions within middlesex county and I just have a new born, so am not very concerned about the schools for the next few years.

I have kind of narrowed down to buy a new property at Townelake @ Sayreville, NJ. I would like to know the experience from the existing homeowners at Townelake. I find the homes are pricey in the current market (approx 500k).

So if I was to spend 500k buying in Sayreville, do I have better options compared to Sayreville such as Monroe, Piscataway.

What would be the resale like after 7 to 10 years.

Hows the negotiations with the sales people at Townelake. We haven't reached there yet, but am curious to know if the builders here would reduce on your base price ?

If I am to negotiate on the incentives offered, I would be obliged to go through their own lender. So I rather like to negotiate on the base price.

Any advice will be much appreciated and helpful.

Townelake stinks. There are electric towers surrounding it, the neighborhood is poor and possibly crime ridden, not near any shopping, restaurants or transportation. Value doesnt go up there and most regret buying there. Look elsewhere.

I've been living in towne lake for last four years, not sure what you are talking about, its an upscale community with no crime and great commuting options to jersey city(bus 64,68), NYC(bus 131, academy) and 10 mins to south amboy train station. The point @ sayreville which is going to be one of the largest malls in NJ is under construction. Where else in central NJ do you get a water front home for 500k?

You are delusional. Townelake is not worth the 500K you pay. Its not an easy commute to NYC and is in a poor area. Just look at the statistics. Power lines all around is your view. No shopping or restaurants. Why do you think Townelake is still selling home after almost 10 years - its because no sane person would go there and they rely on people who dont know better to move there.

You might be correct about the copious amount of power lines, but I'm not sure what statistics you're looking at in terms of the crime rate in the immediate area. As far as I know, Winding Woods is the main place to avoid in the town of Sayreville (and that's an apartment complex).

Yes, Winding Wood and Lakeview are the places in Sayreville to avoid because of crime.

That said, I do not really like the homes in Townelake either. I hate new houses with their gaudiness and lackluster finishes. Just my opinion. Nice developments in Sayreville include Sherwood Forest (Phases I and II), Woodside, Sayre Woods, Oak Tree and Green Valley, though just be careful with GV since lots of cancer cases have been linked to that area, as well as Bailey Park behind it since the whole thing backs up into that Old Bridge Chemical superfund site which is the 14th worst superfund in the nation.

I grew up on Abbott Court from 5th to 9th grade. (Sherwood Forest) 1971 t0 78 I think. Went to school with Bonjovi at Truman Elementary. Used to ride my motorcycle in the claypitts.....Seems they are built up now. Kennedy park was built when I was in HS. It was a nice area back then. But that said I am happy to live in Pennsylvania now.

Abbott is Sherwood Forest Phase II. It's all built out now - with low income housing mostly. They say they are building these condos and apartments all over the place, but they cannot get them sold so they zone them to section 8. The whole town is a horrible mess now. Nobody in any position to do anything cares anymore. I'm in PA now too and could never imagine moving back to Jersey.
