Has anyone ever heard of such madness? The landlord at 320 S. Harrison Street, East Orange, NJ is requiring tenants to leave a $500.00 security deposit for use of the frieght elevator when moving in. If the elevator is not damaged you will get back your 500.00. The sneaky part - he doesn't reveal this until you sign the lease and have your move in date. It's a freight elevator, the maintenance crew use is all day to haul garbage, throw out furniture, etc. Has anyone ever heard of such a thing?

I have, but not freight elevator specific - covering damage to say the hallways and so on. You get it back straight away. What if you use an insured mover?

No need to use an insured mover, so little is being moved, i.e. boxes, a dresser, futon bed. No furniture.

Every high rise complex I've rented in has had a move-in (and out) deposit that you get back if you didn't scrape all the paint off the hallway walls moving a bed unless you use a mover with whatever insurance the building requires.
You might be able to convince them to let you just give them a check and have them not deposit it (and give it back to you when you don't break things) unless you break something. Of course they may have been burned in the past...
