I am planning to buy a house in Mt. Olive region. I like one house in Budd lake,nj and other in Flanders,NJ. Budd lake house is a bit less expensive but schools are not walkable like in Flanders(clover hill area). Also, Flanders taxes are a bit high,20% more than Budd lake. I couldn't decide which one to buy. I have 6 month old, so not looking for schools right away, but dont want to regret my decision in Budd lake after 5 years. Any help?

I see this is an older post but if you happen to read, choose Flanders. Budd Lake has some nice neighborhoods, has a Lake Community feel, if you like that. I am NJ native, Morris County native lived in Flanders for 2 years I am very familiar with Flanders and Budd Lake. Cloverhill is a great neighborhood, Flanders is a quaint town, with excellent property values. For us it was what I mentioned plus closer in proximity to the back roads that lead to the Morristown area for work, no highway commuting. We have 2 small children and plan to stay here for a long time. We did not look at schools when we moved here we looked at also overall area, neighborhoods, stores and prop. values.
