Can anyone help me with towns near the Princeton area that meet the following criteria?
1. Very close to public transit and 30 minutes or less to Princeton University using that public transit system. Preferably by rail.
2. A town that includes a main street that is walkable with restaurants, shops, businesses, etc. Does not have many McMansion type homes and has very little to no suburban buildup, gigantic shopping centers, etc.
If this criteria is too vague, then I can elaborate.

The other towns mentioned either don't have a downtown or are not on a public transportation route, which focuses on travel to NY, not around New Jersey.
Your only other choices would be the NY bus or rail line - New Brunswick (great nightlife, not good if you have kids, good for young and single) or Metuchen.
If you are willing to drive, then Pennington or Hopewell are nice, Rocky Hill is cute and nearby although not many businesses, same with Kingston. If you want cheaper, then Robbinsville or Hightstown.

Yep, Princeton is really the only town that fits your requirements. There are a lot of nice towns around there depending on what you are looking for. If you are looking for a nice town and good schools, there are other towns that are lovely around there, and where you can get a bit more for your money (Princeton itself is very expensive). But if you are set on the downtown, then you'd want to be in Princeton itself.
Thanks for the input everyone. I was in the area recently following up on a potential job prospect and I had the chance to drive around for a little while. I am no longer including the requirement of needing to be super close to a rail line. Also, I would prefer not living in Princeton itself.
While I didn't have a whole lot of extra time to explore, I liked what I saw in the town of Cranbury. It seems like an enjoyable and quite place to live (without being too quiet) with people enjoying themselves as they walked about the main street area. So what areas, say within a 30 mile radius, are comparable to Cranbury?
