We are interested in New construction homes and pinned down to 'monroe manor' at Monroe, NJ based on our budget constraints .I would really appreciate any suggestions/feedback/advice regd schools/commute/near by shopping areas/lifestyle/taxes etc

Also, if i need to negotiate with the builder (New construction), what would be the best approach
Will it help if I go thru a Realtor or would I get a better deal if I negotiate myself

I just created my account here inorder to ask the same question. I am also looking forward for reply from other experienced people here in the forum..Another confusion I got regarding this community is whether its in Jamesburg or Monroe township. If I type Butcher road i.e the road that passes in front of this community in Google maps, it says the place is in Jamesburg.

This doesn't apply to the single family homes, but note that the condos have affordable housing units sprinkled in each building. A real map will show you the boundaries of Jamesburg Borough. This development is in Monroe Township.

Loved this community , but kinda in the middle of no where. Drove by a lot around the area , but could not find any thing worth mentioning except for a very good lake park nearby..Still not decided on the model as my budget is below 420k.
Couple of things I thought is a little bit worrying me as to whether to say yes or no to this community.
They do not have poured concrete basement as most of the well reputed builders these days always use the poured concrete basement instead of the CMU ( Concrete masonry unit). CMUs are more prone to cracks and leakage in the future if not laid properly. Also I really want to understand in detail the restrictions on the property like can we fence the property , satellite dishes , can i paint the exterior however i want , so on and so forth.

Default Monroe Manor

Go to the sales office yourself. Don't get a realtor involved. Monroe has great schools. Great location right off rt33 and close to Turnpike. You are not going to find new construction for that price anywhere else. Especially a town where you can still commute and own a brand new house!

Also you can't even see the condos from the single family homes. You would have no idea there were condos if someone didn't tell you. Taxes are not bad. 5 min from rt133 which has a lot shopping restaurants and so forth. 10 miles from Princeton.
There is no restrictions on the property in the single family homes. You can do whatever you want to them. If you drive through the development you will see many homes have put up fences and put decks or patios on the back of the house. Its like any other town in NJ. You have to get permit from town to do these things. The houses have siding but you can pick the color you want.

Thanks so much, We took a home in monroe manor.and we are excited abt it. Yes , thats true. Cannot find a new home in NJ with that price anywhere else.

I had visited this community 2-3 years back when it was in the beginning stage and then later I visited this recently too..
No much developments is going outside this community. For me the neighbourhood areas look relatively the same even after 2-3 years.
Also I was not really convinced about the quality of the builders.
