The furniture market is thankfully different from the housing market -- you have motivated sellers who are willing to offload at a fraction of the price. Try craigslist.

Given a choice between furniture resales and house resales, the furniture is a much better deal

Oh I know that.

The question for me is do I knowingly overpay for a house because the government will likely inflate its way out of this and 20:1 leverage fixed at 5% is a joyous thing if inflation kicks up.

Or will the government wake up in which case I should wait until interest rates hit 20%...

As someone who is currently home shopping, I can't wait for the tax rebate to end. Its amazing how many sellers are clinging to that rebate as an excuse to have a higher price.

If interest rates go up a little and prices come down a bit, it would almost equal out for a buyer. Unfortunately, not for the seller. That is why we are now bottomed out, and when the forclosure inventory is depleted, can we establish a true feel for what the market will bear. Another government program or incentive will come and go, but as some of you said, the economy cannot depend on buying and selling. We need to bring back manufacturing and stop out sourcing jobs. We need to stop giving our work away to illegals, and take back our economy.
