My sister is in Rockaway..like the area but god roads so steep.. I never go there in winter..when I did go for Thanksgiving..saw a black bear in her yard..yes not dangerous Im told but hate to see a 4-5 year old meet them face to face if playing in the yard! And that route 80 is like a landing strip for jets..6 lanes across and if in second lane to the right they past you at 125MPH.

All have a different taste and reason..me happy here in south Ocean county..have it all..beach in summer snow mobiling in winter..lowest RE taxes in the state.

Default Go West in NJ

For your price range you will need to focus on going more West of Rockaway if you want a nice home in a good area with good schools.

A previous post was right - Montville is the place to be - but you will not find much in that price range - perhaps a 2 bedroom townhouse - or small cape in need of updating in the the Pine Brook or Towaco sections of Montville.

In my opinion - you are focusing on the right stuff by searching in Sparta. It's a nice town. Many people don't consider Sparta because of the long commute to NYC. You are in an advantageous situation since you will be working in Rockaway and it is certainly commutable form there.

I am trying to move to the west coast, and leaving Sparta Township. It's a very safe town with great schools. There are lakes, and community, and it is commutable to NYC. You can get a $4000 sq. ft. newer home, with at least an acre of land for 500k and up.
