Thanks again. When you have a lot of something it is less valuable. More available land makes that land LESS valuable. Less available land makes it MORE valuable. Therefore JC land is more valuable than Newark land. (of course there are other factors involved in determing value)

When i said stable land , i mean't the land quality. The Valuable parts of the NJ Gold Coast are all in Flood Plains and slightly below sea level. You have probably noticed that. Hoboken has Flood alot over the past few years , maybe not the entire city but enough to clog it up. Newark is above sea level so it doesn't have that bad a problem. Also Newark isn't built on reclaimed land like most of the NJ Gold Coast.

Their simply is no way to argue that Newark real estate is as valuable JC/Hoboken real estate. From an investment perspective JC is the place the poster wants to live.

You'll see by the end of this decade , how much the Newark-Elizabeth Metro has caught up to JC and the NJ GC. You can deny it all you want shorebaby , but it is going to happen. You can either be a part of it , or on the sides in denial.
Dorian, I watched Redbulls special on MSG 3 weeks ago, the host of the show, the players, GM, talked about how great it was to play in Newark area, actuality they talked about Newark more then Harrison on the show, also if you go to the Redbulls arena website they have a map of downtown Newark on there website. Believe me if you can count the GIANTS and JETS as New York teams, which is a joke, you can count a team which plays 300 yards away from Newark as a Newark team.
Shorebaby downtown Newark or the Ironbound hands down is the better long term investment, please tell me what world class venue JC heights has to match Pru center NJPAC or Newark museum, these venue will attract big time investment.
Land that's more expensive doesn't necessarily mean it's always the better investment.
JC certainly has higher-dollar figure properties, but, like Manhattan, you're paying more for less.
Several developers a couple of decades ago saw JC as a better investment than Manhattan. Of course Manhattan was the tried and proven location, but it was not the end all. Now, those brownstones and properties like it (which in the 80's couldn't even have been given away) are commanding prices in the high hundred-thousands and up into the millions.
A 'better' investment varies by circumstance (and to whom is doing the investing).
lol, I've got lost before walking from Newark and into Harrison and didn't even notice it. The passaic river bridge is like 20 ft long.
