Jefferson is also kind of odd in that you have the southern Hurdtown- Shawnee area and the northern Oak Ridge area with not much in between... er besides bears.

I may be wrong, but parts of Roxbury look slightly run down (mostly down on the lower end of Berkshire Valley Road). Is that section Roxbury or am I mixing it up with another town or borough?

Other than that section, most of the town is pretty nice.

My vote is Roxbury. Rockaway has very high taxes. Mt Olive is farther out, and the schools are not as good. Roxbury is close to Rt 10,46, and 80. It has a train station to manhattan, and is a nice family town. Roxbury and Ledgewood malls, and international trade center are very convenient for shopping. The ledgewood section has some nice planned developments.
