I have recommended Wayne, NJ because it is centrally located, has nice homes, and is a nice middle-class town. Am I right? Is Wayne nice, or is it me?
thoughts....
It is nice. Wayne is huge in area, and the properties vary from lower-middle-class to very expensive, but most of the town falls into the "nice middle-class town" category.
You just have to be careful of the areas that flood near the Passaic and Ramapo rivers. If the property looks too cheap to be true, that's probably why.
I agree completely with the above statement. Just be aware the taxes are a bit high in Wayne.
Taxes are high all over NJ. When I bought in Wayne 12yrs ago Wayne had the second lowest tax rate in Passaic County. Only Totowa is lower. Wayne has good schools. Auto insurance rates are a little lower than other areas in Passaic County. About the only drawback is you need a car to go EVERYWHERE, not to much is a "short walk", no real "downtown" area.
We lived there for 23 years....wonderful community. Great schools, great things for the kids to do, very good doctors, so convenient (buses and now train), shopping, just watch for the areas that flood. The best thing about Wayne are the people who make up the town.....terrific!
