I realize you're not familiar with Bergen County, Bob, but you did provide quite a lot of misinformation in your posts. Maywood? Why Maywood? On her budget they can afford to live in a much nicer town much closer to USR/Allendale. As for the towns here, almost all have a town pool, tennis courts, etc. and most have tennis/racquet clubs, there are many golf courses, etc. throughout the area. No HOA's because these are towns, not developments. You make it sound like they will get a home in a town that has nothing in the way of amenities and they will be spending through the nose, every cent they earn, to pay for it. That's just false.

I was a bit confused by this as well - I lived in Bogota, hardly a country-club town, and we had both a racquet club and a swim club - both very nice facilities. And, in towns like Franklin Lakes, Upper Saddle River and maybe even Allendale, homes without swimming pools and/or tennis courts seem like the exception.
Here's one with a pool, within the OP's price ranges, in Allendale:

She asked for "Mayberry" before we found out that she lives in Dunwoody. She's not looking for Mayberry in the "skip down the dirt road to the fishin' hole" way, but rather in the "community-oriented, know my neighbors" way.
As we got more info, it became clear that she's looking for a home that's not likely to be found in many areas of Bergen County without a substantial increase in her budget (daylight basement, oepn floor plan, swin/tennis amenities package).

Again, Maywood was mentioned prior to her stating that she lived in Dunwoody, and was selected to show what the $500k- $1 million budget might get her in Bergen County. As we got more info, it became obvious that Maywood wouldn't be the right place for her, but it also became obvious that $500K-$1mil isn't going to buy her what she's leaving behind, either.
Can she live in a decent home in BC with some town amenities for $1 mil? Sure she can. Can she replicate what she has currently on that budget? Nope. Are with regard to spending through the nose- relative to what she's likely spending now both on the house and on taxes, I'd say what she'll be paying in BC for something comparable qualifies as "spending through the nose" to many people.
I don't think I provided any misinformation at all- I simply stated that she won't find what she currently has in Dunwoody (based on what she's asked for) in BC. I never said that she won't find something nice, just that it won't be what she's asked for so far. Let's not turn this into a pissing match.

Yes, look at Midland Park. Small town relative to most in Bergen County (pop. < 7000), very low crime rate, there is an active community Catholic Church, schools are good, people are generally friendly, especially when it comes to kid activities. Every store you could possibly want to shop at is in Paramus, about 10 - 15 minutes away.
Doesn't have the town pool/swim club, but you can join Ridgewood's pool or the YMCA at Wyckoff, which has a spring-fed, sand-bottom lake and an indoor pool/gym facility with other activities for kids, including summer camp.

It sure is Tigerlily. Truthfully, if you could plop that land + house into Mesilla or Mesilla Park, you could get almost as much for it, listing price wise, as you are getting in Allendale. I mean that.

I agree Mike. It is a beautiful property, and I think it is well-priced, for there and here, considering what some of those tiny adobes are going for in Mesilla Park nowadays.

Understood. My point all along has been to try and show her the difference between what she has, and what she might have available in NJ. Here's a house in her current town, just to give you an idea as to what sub-$600k buys you there.
