Depends on the mortgage company and the Realtor. Basically your mortgage broker sets it up with the Realtor who represents the property. Since both of these people are working to get the deal closed as fast as possible it can happen really quickly. You do typically have to prepay for this service with the mortgage company. I submitted my application and paid with Wells Fargo on a Monday and the appraisal company was out there on Saturday. Report was delivered to me 72 hours later, but I hear this can take up to 7 business days. Now the Home Inspection is a different story. That can happen as soon as you schedule it but its all up to you. You do have to work with the Realtor to schedule access but once again they want to get the deal done so they typically move pretty quick. That report got to me within 48 hours of the inspection.
