Manchester is in the middle of the woods, however, and not particularly close to the beach. I mean, reasonably close as in 20-25 minutes, but there are a lot of places much closer. I believe the OP said he didn't want a rural area.
I'd say Brick, Toms River Stafford Twp. (Manahawkin) and Barnegat are the best bets on this one.

The issue with Mays Landing and some of the other towns is that they are (in mileage) close to the coast, but it takes forever to get there. The nearest beach would be Atlantic City, but obviously nobody would want to go there just to go to the beach (crime, casinos and expensive parking in casino garage decks aren't attractive to a beachgoer).
I agree Atlantic County is great, but the OP should be looking at towns like Margate, Longport, Somers Point, Linwood, etc. Also, Atlantic County goes back pretty far west, which is all rural and wouldn't be of much interest it seems.

my Dad lives in a retirement community in Manahawken off 72. They like it except for the shore traffic in the summer makes it impossible to get out during the day.. Be careful.

Actually, it's awful using the Atlantic City Rail Line. If you want to live in Atlantic County, I'd recommend Linwood, Northfield or Somors Point which is Cape May County.

At least Atlantic county has a mass transit rail line. South Jersey counties like Gloucester and Cumberland don't even have a mass transit rail line running through it. That just shows how the lack of attention the state gives to South Jersey. It is clearly obvious that the state favors North Jersey.

You're preaching to the choir here, I LIVE in Cumberland county (although I go away to school in Newark) and am BEYOND ticked at the lack of mass transit here.

Rt. 72 really only gets backed up on Saturdays in the AM and Sundays in the PM - people coming to and leaving LBI. There is a nightly rush hour, but it's not bad. It would not stop me from living in the area, just avoid that road on the weekend when the bennies and shoebies are around.
They are also going to be expanding the LBI causeway to two bridges from one (existing bridge will hold traffic going in one direction, probably west, and a new bridge will take traffic east). The entrance to LBI will also be redesigned and optimized. This should alleviate traffic eventually.
